Can I still get a mortgage if I’ve had bad credit?
Many of the clients I see have credit issues, often coming to me after they’ve been refused elsewhere. There are options available depending on the type of adverse credit on your file. Some lenders will ignore certain missed payments completely, while others can accept defaults and CCJs. A decline from one lender certainly doesn’t mean a decline from all lenders and this is where lender access really matters.

Can I make an offer on a property?
If you have already found a property, the best course of action is to get in touch as soon as possible. Estate agents do accept offers but it can give you a great advantage if you have a decision in principle. I will obtain this for you based on your affordability and other important factors such as your credit profile and the type of property. This approach ensures that we approach the right bank and maintain the confidence of the seller and agent that you are able to obtain a mortgage. The last thing that you want to happen is for a mortgage application to be declined because the application is outside of criteria.
Can you arrange life insurance?
I have access to all the main UK protection providers and can can place income protection, life insurance and critical illness cover applications as well as private medical insurance. Whether you need insurance as part of a mortgage application or for peace of mind, I have whole of market access and considerable experience in this field.

How can you help a first time buyer with a mortgage
I help first-time buyers understand the mortgage process and secure the best mortgage option for them. As well as looking at different rates, I also look at what mortgage term is most suitable, whether to opt for a fixed rate or a variable rate and also compare options where the lender does and doesn’t charge a product fee.

All High Street banks as well as numerous specialist lenders. New Leaf Distribution, as the principal firm gives me whole of market access. I can also access broker exclusive products and providers as well.
Can you help, I am self-employed?
This is a common question. Most banks treat self employed income in the same way as employed income. However if your case is slightly more complex, for example you have been trading for less than 2 years, have multiple income streams, dividends or directors income, there are certain banks that are a better fit. By assessing you unique situation, I will ensure that we make the application with the most appropriate lender.
Guarantor mortgage?
Joint borrower, sole proprietor is a type of mortgage where the lender allows additional applicants on the mortgage to help with affordability. The “joint borrower” will be named as a borrower but they won’t own the property.
Can you help with remortgages and product transfers?
I can certainly help you with your remortgage or product transfer. If you are looking to consolidate debt or port your mortgage to another property. I also check rates between mortgage offer and completion. If the selected lender introduces an appropriate lower rate, I can switch you to that.
