Craig Michaelson Mortgage Advice

Mortgage advice in North Wales
Whether you are buying your first home, moving house, remortgaging or looking at a more unusual mortgage situation, getting the right advice can make the process considerably easier.
I’m Craig Michaelson, a whole-of-market mortgage adviser based in Abergele, helping clients throughout Conwy, Denbighshire, Flintshire, Wrexham, Gwynedd, Anglesey and across the UK.
I can look across a wide range of lenders rather than being restricted to one bank, helping you understand which lenders and mortgage options are most appropriate for your individual circumstances.
What type of mortgage do you need?
First time buyer
Buying your first home can feel complicated, particularly when you start hearing terms such as Agreement in Principle, loan-to-value, affordability and fixed rates.
I can help you understand how much you may be able to borrow, how much deposit you need and what documents will be required before approaching a lender.
I then manage the mortgage application through to offer.
Moving home
Already own a property and planning your next move?
Your existing mortgage doesn’t necessarily mean you have to start again. Your current deal may be portable, or another lender may provide a more suitable option.
I can look at your existing mortgage, any Early Repayment Charges, how much additional borrowing you need and the affordability of the new property.
Remortgaging
If your current mortgage deal is coming to an end, it is worth reviewing your options before automatically accepting your lender’s new rate.
This could involve switching to another product with your existing lender or remortgaging to a different lender.
You may also be considering additional borrowing for home improvements or consolidating existing commitments.
I can compare the available options and manage the process for you.
Self-employed mortgage
Being self-employed doesn’t automatically make getting a mortgage difficult, but different lenders can assess income very differently.
Depending on how your business operates, a lender may consider salary and dividends, share of net profit, sole-trader profit or your latest year’s accounts.
Some lenders can also consider applicants with a shorter trading history.
Understanding which lender is likely to view your income most favourably can make a significant difference.
Credit reports and mortgage applications
Your credit history can affect both the lenders available to you and the mortgage products you may qualify for.
A missed payment, default or CCJ doesn’t necessarily mean that you cannot obtain a mortgage.
The important questions are often:
How long ago did it happen?
How much was it for?
Has it been satisfied?
What does the rest of your credit history look like?
I can help you understand your credit report before deciding which lenders are appropriate to approach.
Mortgages with adverse Credit
If you’ve had credit problems in the past, don’t assume that a specialist mortgage is automatically your only option.
Different lenders have very different rules regarding defaults, CCJs, missed payments and other credit issues.
Depending on when the problem occurred and the circumstances surrounding it, there may be options with high-street, near-high-street or specialist lenders.
The key is approaching the right lender rather than making multiple applications unnecessarily.
Buy to let
Whether you’re buying your first rental property or already have a portfolio, I can help with buy-to-let purchases and remortgages.
This can include:
● Individual or limited-company buy-to-let
● Portfolio landlords
● Holiday lets
● Properties with unusual features
● More complex landlord circumstances
Commercial and specialist finance
I can also help with finance outside a standard residential mortgage, including commercial mortgages, semi-commercial property, bridging finance and funding for property investors.
This might include purchasing business premises, a commercial investment property or arranging short-term finance where a conventional mortgage isn’t immediately suitable.
Unusual properties and complex mortgages
Sometimes it isn’t the applicant that makes a mortgage complicated — it’s the property.
I regularly deal with enquiries involving properties that don’t fit neatly into standard lending criteria, including:
● Annexes
● Multiple kitchens
● Acreage or substantial land
● Holiday lets
● Non-standard construction
● Mixed-use properties
● Properties requiring specialist finance
Having access to a broad range of lenders means I can investigate which lenders are comfortable with the particular property rather than simply looking for the lowest advertised rate.

As a First time buyer it was quite scary at first but Craig was great help. Working full time makes it difficult to get into contact with people within the working week, but not Craig! I rang Craig on Sunday after seeing a house I would like to buy, he talked me through the steps and what I would need to apply for a mortgage. By the Friday I was ready to apply for the mortgage, Craig talked me through what I would insurances etc and went the extra mile to have everything set up for me. This process wouldn’t have been so smooth without Craig. Top man who always puts the client first, I will be using Craig again. Thank you Craig
