First home
Buying a property can be a stressful time, especially if you haven’t done it before. Many lenders are willing to help you to get on the property ladder, my job is to help find the right one. People often approach their own bank as a first instance but by using a whole of market mortgage broker you get access to multiple lenders. I can look specifically at your requirements and circumstances and find a match. You may have a preference for lowest rate, lowest monthly repayment, cash back or no lender fee. I will explain each to you to help you make your decision.
Mortgage term
Many people still opt for the traditional 25 year term. However, most lenders now offer a maximum mortgage term of 40 years. I can provide you with repayment figures for multiple term options so that you find the mortgage term that suits you. With a longer term, you pay more interest over the long term but you will have a lower monthly payment.

Adverse Credit
Can I buy my first home with poor credit? That is a common question I get asked and a problem that I have helped many clients with. Defaults, CCJ’s and missed payments all impact your credit profile. If you are in this situation and looking to buy, I can definitely help. I have a number of adverse credit lenders that I can approach. MOST importantly though, I can recognise the extent to which your credit will affect your ability to get a mortgage. It may be that we can approach a high street lender or a ‘near high street’ lender that can offer a competitive rate, depending on the extent of your credit issue.
Self employed first time buyer
If you are self employed and looking to buy your first home, I can help. Many banks do now treat self employed income the same as employed income, although you often need 2 years of accounts. There are lenders who will consider a mortgage if you have only 1 year of accounts. This is more complex but again something I can assist with.
As a First time buyer it was quite scary at first but Craig was great help. Working full time makes it difficult to get into contact with people within the working week, but not Craig! I rang Craig on Sunday after seeing a house I would like to buy, he talked me through the steps and what I would need to apply for a mortgage. By the Friday I was ready to apply for the mortgage, Craig talked me through what I would insurances etc and went the extra mile to have everything set up for me.
